Houston buyers currently have more homes to choose from than they have in years, literally more than has ever been tracked. According to the Houston Association of REALTORS®, Greater Houston reached a record 40,750 active single-family listings in July 2026, with 5.5 months of inventory and many sellers are reducing their prices or giving in on buyer requests just to get their home sold.

And this is where we think buyers sometimes get too focused on sales price. The best deal isn’t always the lowest price.
For example, getting a seller contribution that reduces your cash needed at closing or helps buy down your mortgage rate could potentially be more valuable to you than another small reduction in sales price. Along with your lender, we can help you compare the numbers and determine where your negotiating dollars will have the greatest impact.
The Houston market isn’t the same in every neighborhood or price point, and a well-priced home can still attract competition and even multiple offers. But compared with the market of a few years ago, when buyers often had to make quick decisions and compete aggressively—today’s market can give buyers more time, more choices and more opportunities to negotiate the entire deal, not just the price.

Is Houston a buyer’s market in 2026?
Houston has become significantly more buyer-friendly, although conditions vary by neighborhood, price point and property. We are finding sellers that agree to a whole lot more than they have in recent years.
Can I offer below asking price on a Houston home?
Yes. An asking price is not necessarily the price you have to pay. As a realtor, we look at comparable sales, days on market, previous price reductions, competing inventory and the condition of the property to determine whether an offer below asking makes sense. In August 2026, more than one in five Houston listings had a price reduction and even more sold below their list price.
Can a Houston home seller pay my closing costs or buy down my interest rate?
Potentially, yes. Buyers can negotiate for seller contributions toward allowable closing costs and, depending on the loan and lender requirements, funds that may be used toward an interest-rate buydown. Both of these options will allow you to keep more cash on hand to potentially make some repairs, updates or buy that new furniture you have been eying.

Potentially quite a bit.
